Lodge Farm, Holyport is an interesting development site within the Green Belt, on the edge of the village, adjacent to a Conservation Area. A landscape led masterplan for approx 150 homes was developed which defined the housing parcels, requiring buffers to existing housing boundaries and a Public Open Space Strategy
Landscape & Visual impact assessment, alongside flooding, ecology and heritage issues, determined constraints, and defined the area least sensitive to development along with required mitigation
A Community park on the remainder of the site formed an integral part of the masterplan, providing facilities for existing and new residents. This large Public Open Space provision and potential community asset formed part of the Very Special Circumstances required for proposing development within the Metropolitan Green Belt
Typical street sections were produced early on to ensure that adequate spatial provision was made within the developing masterplan
Fully integrated SuDS solution developed, with identification of source control features at property level, bioretention planters to roads, through to infiltration basins within the country park
Materials were produced for public consultation to engage the local community in the development proposals and seek input as to what facilities they felt would benefit the village.
